Tax Relief obtained from capital expenditure on commercial property

Capital Allowances are the only form of tax relief available on the money you spend on your commercial property allowing you to reduce the cost of acquiring, building or refurbishing.

All commercial properties contain ‘plant & machinery’, but crucially these include integral fixtures such as water, electrical, heating & sanitary systems, and many other assets hidden within the fabric of the building. Capital Allowances allow you to use these assets to substantially offset your tax via tax relief.

On average we see in the region of 25% of the purchase price back in Capital Allowances.

How it works?

If you own a commercial property then you could be entitled to tax relief from HMRC so long as you meet the following criteria:

  • Freehold or Long Leasehold ownership (short term lease or rented tenants may claim, but only against improvements they have introduced to the property)
  • Pay tax
  • Property not held in a pension or as a stock in trade
  • Property is not a residential property (apartment complexes with communal areas can claim, as can properties in the hospitality sector)
Even if you have made a claim in the past, if that claim was done before 2008, or you have since refurbished any part of your property then you can still make a claim today.
